Population growth and employment stimulus

Forecast id shows a growth estimate of the area from 6,120 people to 9,451 people in the 12 months, from 2020-2021. From 2021, the population increases to 30,879 people in 2026 and hits 60,799 people by 2034 (forecast id May 21).​

From 2021, the population is projected to increase to 30,879 people in 2026 and hit 60,799 people by 2034 (forecast id May 21).​ Together with Leppington North, it is planned to be the major centre of the precinct, serviced with rail, 17,350 new homes, 3 neighbourhood centres, 8,000 new jobs across 220 hectares of employment land, 135 hectares of recreation areas, new schools and improved connections. It will also be serviced by higher order retail, civic and commercial uses (as per planning NSW).

Median house prices have exploded, with land fetching up to $1,600/sqm, and lots subdivisible down to 200sqm (as per realestate.com.au May 21)​.

Young families and newborn children predicted to increase significantly from 1,000+ in 2021 to 3,500+ in 2026 (forecast id May 2021).

Bradfield is expected to grow into a bustling employment hub that will reportedly bring up to 200,000 new jobs to the area. NSW Premier Gladys Berejiklian called Bradfield "Australia's first 22nd Century City” and said "this area will be transformed into a thriving city centre, home to advanced manufacturing, research, science and education".

There are close to 20 brand-new, high-quality apartment developments in and around the area beginning to be available for sale at the moment with several more housing developments in construction and planning stages.
